How to become a PRC Accredited Real Estate Salesperson?

Thinking of starting a career in real estate? Becoming a PRC-accredited Real Estate Salesperson is the perfect first step. As a salesperson, you can work under the supervision of a licensed real estate broker, assist clients in buying and selling properties, and earn commissions — all while gaining valuable industry experience.
Under the Real Estate Service Act of the Philippines (RESA Law), Republic Act No. 9646, a Real Estate Salesperson is defined as:
“A duly accredited natural person who performs service for, and in behalf of, a real estate broker for or in expectation of a share in the commission, professional fee, compensation or other valuable consideration.”
This means you cannot operate independently — you must work under a licensed Real Estate Broker and be accredited by the Professional Regulation Commission (PRC).

Steps to Become an Accredited Real Estate Salesperson
PRC Requirements:
☑ Must be 18 years old and above
☑ Completed at least 72 college units (get Transcript of Records)
☑ Find a licensed Real Estate Broker to work with
☑ Attend 12 CPD units (ask assistance from your broker )
☑ Fill out PRC Application for Accreditation as Real Estate Salesperson (signed by your broker)
Bring to PRC Office:
🔹 Birth Certificate (PSA/NSO – original & photocopy)
🔹 Marriage Certificate (for married females – original & photocopy)
🔹 Certificate of Educational Attainment (notarized)
🔹 Valid NBI Clearance
🔹 Certificate of 12 CPD units (notarized)
🔹 4 pcs. passport-size photo, white background with name
🔹 Registration fee: P 600 (subject to change; verify with PRC)
For Selling Subdivided Lots & Condominiums (DHSUD Registration):
🔹 Accomplished DHSUD Application Form
🔹 Signed Salesperson’s Engagement/Employment Form from broker
🔹 2×2 photo, white background
🔹 PRC License/Certificate & ID (photocopy)
🔹 Surety Bond: ₱1,000 (keep receipt; subject to change, verify with DHSUD)
🔹 Registration fee: P 288 (subject to change, verify with DHSUD)
💡 Note: Once accredited under a Real Estate Broker, always coordinate all transactions with your broker. Your broker will be liable for all real estate transactions you handle.
